VRF and chilled-water are the two dominant central HVAC technologies in India today. Both deliver excellent comfort but they shine in very different applications.
Where VRF Wins
Office floor-plates, hotels, multi-tenant buildings with diverse zones and varied occupancy schedules. VRF gives each zone its own thermostat, allows simultaneous heating + cooling on heat-recovery models, and runs quietly with no plant-room equipment to maintain.
Where Chillers Win
Factories, malls, hospitals, data centres with very large continuous loads (500+ TR), or where 24×7 process cooling reliability is required. Chillers also win when the building already has a chilled-water loop or when refrigerant charge limits (low-GWP regulations) make large VRF networks costly.
The Hybrid Reality
Many real projects use both - a VRF system for the upper floors and a chiller for the basement food court / car park ventilation, for example. A good HVAC consultant will mix and match.
